住房走到今天，籠統的講，已經歷了三個時代。

第三代電梯房，就是我們現在大多數家庭的住房模式，又稱「鳥籠式」住房，居住環境與自然環境分離，人們只能透過窗戶才能看到外面的世界，呼吸新鮮空氣，並不能成為人們理想中的住宅。
那麼，怎樣的住宅才是理想住宅呢？
別墅佔地面積大，又大多建在郊區，交通不夠便利，受眾極少，即便是富人，也不會長久居住。
衚衕街巷和四合院生活氣息濃重，方便居住，但佔地面積太大，容積率低，在城市人口過多的今天，無法再造和普及。

由清華大學建築研究院設計的第四代住房將郊區別墅和衚衕街巷以及四合院結合起來，建在城市中心，並搬到空中，形成一個空中庭院房，又稱空中城市森林花園。

簡單來說，第四代住房的主要特徵是：
每層都有公共院落，每戶都有私人小院及一塊幾十平米的土地，可種花種菜、遛狗養鳥，可將車開到每層樓上的住戶門口，建築外牆長滿植物，人與自然和諧共生。
很多人擔心樹木綠植多了，平日護養是個大問題，而對於第四代住宅，專家們已經想好了相應的對策：
第四代住房所涉及的花草樹木的養護澆灌，是採用自動滴灌系統（這是一個很成熟的技術）進行自動澆灌，住戶只需要每兩三個月修剪一次枝葉即可，每家每戶綠化院子的成本大概是每平方米500元左右。
在設計方案中，所有院子的混凝板都是下沉板上翻梁，就像衛生間的結構一樣。
第四代住房將給我們的生活帶來怎樣的改變？
專家總結了這9大創新優勢：
1、徹底改變目前鳥籠式的居住環境。
每層樓內都有一條街巷和一座公共院落，房屋都建在街巷兩邊或院落四周，人們就如同住在傳統的四合院里，繼續著鄰里和諧的健康生活模式。
2、每家都有一座私人小院。
除了建築外牆長滿的植物外，每家還有一座兩層樓高的空中室外私人小院及一塊幾十平的土地，可種樹、種花、種菜、遛狗、養鳥……
使住在繁華城市中心的人們實現「家園」和「回歸大自然」的夢想。
特別說明：
為避免出現每家人的主要房間都被大陽台遮擋而成為黑房子、上下層住戶之間可相互對望無私密性、左右鄰居可攀爬翻越無安全感，以及植物養護成本高昂需住戶承擔，但住戶並無法實際享用等諸多缺陷弊端，第四代住房採用多項創新方法，綜合考量，才將陽台做高做大，給居住用戶帶來真正的便利。
3、開啟空中停車時代。
住戶車輛及訪客車輛都可通過小區外圍道路及智能載車系統，一分鐘內即可開到所去任何樓層的公共院落里，停在所去屋前的停車位上，方便了人們回家停車和駕車出行，徹底解決了住戶停車難問題。
4、不再建地下停車場。
只開挖主樓的基礎部分做人防層及布置設備，不用再往下大開挖兩三層建停車埸，可節省90%的地下工程量，縮短工期。
5、使房屋面積憑空增值15%以上。
住戶從載人電梯出來即在所去樓層的室外街巷裡，從街巷直接進出自家大門，沒有了傳統的電梯廳及過道，減少了公攤，使房屋公攤面積下降到10%以下，這是了不起的創新成果。
6、不增加佔地和建築成本。
它可建設高層、中高層、多層等所有建築和所有戶型及大小面積，可採用框架、框剪、鋼構等任何建築形式；
容積率可建到1.0一6.0，它建「空中街巷、空中停車及每層公共院落」的成本，與大開挖建「地下室停車場」的成本基本相當，甚至還略有減少。
7、使投入與產出比發生質的變化。
即投入普通建築的佔地和建造成本，卻得到比別墅更好的房子。
8、具有非凡品質，卻可造福億萬百姓。
它與別墅一樣都有家有院，但卻可建在城市中心任何地方，更方便人們上班、上學、休閑、醫療和出行，同時它比別墅居住更安全、更私密、視野更廣闊、不荒涼和更有生活氣息！
9、更適宜人類居住。
第四代住房擁有多項原創核心技術，其中任何一項都將顛覆傳統的住房模式，都將使人驚嘆不已，因此被業界譽為「中國第五大發明」！
